since April of 1998. He moved from his home town Raleigh, NC in 1995 to
Beaufort, where the Duncan family have been for decades, to raise a
family.
John and wife, Melanie, have two sons, John IV and Joseph. John and
Beaufort Realty are involved in all aspects of real estate which include
development, small restoration projects, marketing property, and
managing
our clients real estate investments through our vacation, annual, and

Beaufort Realty has over 25 years of property management expertise. The vacation rental business in Beaufort was single handily nurtured and grown by Beaufort Realty from its very beginning. Today there are several dozen vacation rental properties and hundreds of long term residential properties and investments that Beaufort Realty manages. These properties are in Beaufort, Morehead City, Atlantic Beach, Pine Knoll Shores and Downeast.
Each owner and investor has slightly different needs. Beaufort Realty's hands on management affords dynamic business model flexible enough to meet any clients needs. The latest technology in property security, creative and flexible reports, real-time account access via the Internet are some of the advanced management tools we offer the discerning client. Privacy and discretion is paramount for our investors.
Managed properties are treated as personal investments. Background screening, credit reports and many years of experience help solve potential problems before they are given a chance to arise.
Administrative Management Includes: - Collection of rents
- Payment of invoices
- Handling of past due rents, initiating appropriate action
- Billing for common area expenses
- Notifying tenants of rent escalations
- Providing new tenants with all necessary information on property and lease requirements
- Annual budgeting for building (operating and capital)
- Monthly reporting to owner on building operations
- Reporting tailored to owner's need (tax depreciation, etc.)
Physical Management Includes:
- On-site inspections
- Supervision of subcontractors
- Solicitation of bids
- Inspection of work performed
- Interaction with tenants
- Preventive maintenance
- Securing all contracts (landscaping, janitorial)
- Handling all maintenance requests
